Austin G. Provost is a strategic problem-solver and real estate advisor who has extensive experience representing landlords and tenants in complex leasing transactions across retail, industrial, and office sectors nationwide; counseling clients on the acquisition and disposition of commercial real estate assets; and assisting both borrowers and lenders in commercial real estate lending transactions.

Austin’s approach is grounded in responsiveness, clarity, and an understanding of the business drivers behind each transaction. He brings a practical, solutions-driven approach to every transaction—anticipating challenges, streamlining processes, fostering collaboration, and driving deals forward with precision and efficiency.

Leasing

Austin has substantial experience representing both landlords and tenants in complex leasing transactions across retail, industrial, and office sectors nationwide, specifically in the New York City Metro market. He is adept at identifying efficiencies in lease administration and negotiation, helping clients reduce turnaround times and avoid costly delays. For several years, Austin served as outside counsel to a multinational corporation, managing the day-to-day legal aspects of its leasing portfolio. His work has included negotiating new leases, amendments, terminations, subordination agreements, and other leasing-focused transactions - often under tight timelines and with multiple internal stakeholders involved.

Acquisitions + Dispositions

Austin regularly counsels clients in the acquisition and disposition of commercial real estate assets, focusing on clear communication through each phase of the deal. He works closely with clients to structure, negotiate, and document transactions, including drafting purchase and sale agreements, negotiating loan documents, and reviewing due diligence materials such as title and survey. His ability to find common ground among buyers, sellers, lenders, and brokers can help ensure smooth closings and long-term relationships.

Real Estate Financing

Austin regularly represents both borrowers and lenders in commercial real estate lending transactions. He assists clients in structuring, negotiating, and documenting mortgage loans and provides comprehensive review of title, survey, and due diligence materials.

Prior to joining Robinson+Cole, Austin practiced at a Fairfield County, Connecticut firm, where he focused on commercial lending, general real estate matters, and leasing transactions. His background gives him a strong foundation in both institutional and entrepreneurial real estate work, and he continues to build a practice that is responsive, efficient, and tailored to the needs of each client.
